"To Those Considering Coldwell Realty in Naples: I want to share our experience with Coldwell Realty, specifically with broker Bill Pilger and realtor Jennifer Laughlin, to help others make informed decisions. When we engaged their services, we were upfront about our difficult financial situation and prior issues with other realtors. They appeared enthusiastic and committed at the beginning, eager to assist us in selling our second home, which we could no longer afford to maintain. However, once a buyer was secured, their level of communication and engagement sharply declined. There were multiple issues during the process: Neglected Responsibilities: Bill Pilger had committed to contacting our mortgage company on our behalf regarding the needed short sale, excluding us from facilitating the process. However, the mortgage company later informed us that he had never made contact or met their deadline. As a result, the short sale fell through, and the home entered foreclosure. We were forced to personally intervene to reinstate the short sale—something that could have been avoided had Coldwell Realty followed through as promised. Broken Promises and Poor Communication: We were repeatedly told that calls and updates were forthcoming—none of which materialized. Messages went unanswered, and updates from the mortgage side were nonexistent. Pre-Occupany Agreement Issues: After complications with the initial sale, Coldwell advised us to allow the buyer to move into the home rent-free, covering only utilities. We agreed under the assumption, based on our discussions, that we would be reimbursed for these utility costs monthly. However, we have received no such reimbursement. Furthermore, despite repeated requests, Coldwell has refused to provide us with copies of any signed agreements—raising serious concerns about transparency. Utility Shutoffs and Tenant Impact: We notified Coldwell in advance about utility bills being due, expecting them to act accordingly. Instead, they ignored our communications, resulting in the tenant’s electricity—and possibly water—being shut off. Only after this disruption did they take any action, seemingly more concerned with tenant discomfort than resolving the root issue. Appliance Mismanagement: When we were informed by Jennifer Laughlin that the washing machine needed replacement, we acted quickly. Then,Jennifer Laughlin told us to wait. During a visit to retrieve personal belongings, the tenant revealed he had not been contacted at all about the washer and had been left without one the entire time. Financial Deception: We were led to believe we would be reimbursed for past utility payments. However, when a check was finally presented, it only covered the most recent bills, which turned out to be impossible to deposit to pay the accounts as they are still under our names as we are still current owners of the property, There was also no mention or inclusion of back payments. Throughout our conversations, they gave us the impression that the issue was being handled—only to later reveal that it wasn’t. This experience has been not only frustrating but also disheartening. Instead of accountability and resolution, we’ve faced silence, blame-shifting, and what feels like retaliatory behavior for raising legitimate concerns. Coldwell Realty’s actions suggest a prioritization of the sale and buyer over the well-being and trust of the sellers they represent. In conclusion, I cannot in good conscience recommend Coldwell Realty to other sellers. Based on our experience, their promises were not kept, communication was poor, and our needs were consistently overlooked. If you are considering working with them, I urge you to proceed with caution and ensure everything is documented thoroughly"
